The Problem, Stated From Your Side

The drawing was never the problem.

A detail gets substituted on site and nobody asks. A finish is swapped for something cheaper and you find out at handover. An RFI you answered in week four is quietly ignored in week eleven. A junction gets closed up before you have seen it, and the only record of what is behind it is a photograph nobody took.

Then the client walks the floor, sees the result, and looks at you.

The contractor has moved on. The drawing is still yours. The photographs of your scheme will carry your practice name and the built compromise in the same frame, permanently.

We think India’s building problem is discipline, not design. The codes exist and are largely sound. The engineers are trained. The drawings are good. What fails is the eight months in between, where nobody wrote the tolerance down, nobody checked it, and by the time anyone could have, it was covered.

That is the position the industry routinely puts design teams in. It is why so many architects have stopped recommending contractors altogether, and why the ones who still do, do it quietly and with a caveat.

It is a solvable problem. It is solved by commitments made in writing before anyone signs anything, and by giving you the right to stop work.

Our Commitments To The Design Team

Ten commitments. What you can hold us to.

Each of these appears in our engagement letter, not on a website only, but in the contract your client signs.

Nothing is substituted without a written proposal.
If a specified material is unavailable or unworkable, you receive the problem and the alternatives before we order anything. Never after, and never silently.

We do not value-engineer behind you.
Cost reduction is proposed to you and the client together, in writing, with the design consequence stated. We will not present a saving without naming what it costs the scheme.

Nothing is closed up unphotographed.
Every concealment, waterproofing, falls, substrate, services, movement joints, is photographed against a dated site reference before it is covered. The full record is yours at handover, whatever has happened to the relationship in between.

You hold a stop-work right at nominated stages.
Nominated at award, not invented later: typically waterproofing, concealed services, substrate, and first-of-type finishes. Exercised by written notice, for a defined window. Within that window we carry our own standing costs. The right exists to be used, so we have priced it in rather than pretending it is free.

We defend the drawing on site.
When a subcontractor proposes an easier way that changes the detail, the answer is no until you have said otherwise.

RFIs are numbered, consolidated and dated.
Issued on a fixed day of the week, tracked to close-out, with an open register you can see at any time. You will not receive the same question twice from two people.

Shop drawings and samples run to a schedule you receive in advance.
You get the review dates at award, so approvals sit in your calendar rather than arriving as an emergency.

All design communication runs through you.
We do not open a parallel channel to your client on matters that are yours to decide.

We do not approach your client for future work.
Not during the project, and not after it.

You are credited, publicly and by name.
On site boards, in photography, and in every case study. Your practice designed this. We executed it.
The Question You Have Not Asked Yet

You have not heard of us.

Correct. We would rather be tested than believed.

BlackNest is a young firm. We are not going to dress that up with a founding date that counts somebody’s previous employment, or with “35 years of combined experience”, which means nothing and everyone knows it. We have not built a hospital, a school, a campus or a kilometre of anything. We build private residences in Bengaluru, and we intend to build them as though each one were the prototype for something larger.

Come to a live site, unannounced.
Any working day. You will see the site as it actually is, not as it is prepared for a visit.

Read our control documents before you commit to anything.
The working set we run a site with, inspection and test plan, RFI register, shop drawing schedule, concealment log, sent on request, with no meeting attached.

Start us on something small.
A supervision mandate on one floor. A buildability review of a set you are about to issue. No minimum contract value, no minimum duration, no obligation to continue.

Hold the commitments contractually.
Everything above sits in the engagement letter. A young firm that will sign is worth more than an established one that will not.

A new firm has exactly one advantage: nothing to protect. No legacy client we cannot afford to lose. No habit of doing it the way it has always been done. No reputation built on volume that quality now has to be traded against.

We would rather run six mandates properly than sixty badly. At our size, that is not a marketing position. It is arithmetic.

Who We Are Not Right For

Four situations where you should not call us.

Lowest price wins.
If the award is decided on the bottom line alone, we will lose it, and the firm that wins it will recover the difference from the specification. That recovery is what this entire page exists to prevent.

The drawings are incomplete and the programme is fixed.
We will say so at tender rather than absorb it and claim it back in week twenty. If neither the scope nor the date can move, we are the wrong contractor.

The client wants a contractor who will not push back.
We raise buildability problems early and in writing. Some clients experience that as friction. It is, and it is the useful kind.

Volume repeat work at compressed margin.
We take a fixed number of mandates a year. If the requirement is throughput, a larger contractor will serve it better, and we will name one.

Send us something difficult.

A scheme you want buildability advice on. A detail nobody will price properly. A junction you have been told twice cannot be built the way you drew it. A client who needs supervision rather than another contractor.

There is no charge for the first conversation and no expectation attached to it. If we are not the right firm, we will say so and, where we can, name someone who is. Replies come from a principal, within 48 hours, including refusals.
